November 2021 Market Update - Buncombe County
November's data is in, and in most cases, it's more of the same. The image below shows a few key data points relative to November last year, and we'll highlight a couple of month-to-month comparisons as well.
The number of new listings decreased 3% from Nov. last year, and it decreased by 28% from October of this year - that's 48 fewer listings added to the market from October to November this year, continuing the trend of decreasing supply. The months of available inventory dipped a little from 1.4 to 1.3, confirming that yes, we are still in a seller's market.
Despite this lack of inventory, the number of homes sold increased both year-over-year and month-over-month. Homes went under contract in an average of 8 days in November, a one-day (14%) increase from October and a 50% decrease from November last year.
Average sale prices continue to rise - November saw a 24% increase from last year, but only a 1% increase from October. Most properties continue to sell at about 99% of their listing price.
